Why An Appraisal Is Necessary or Desirable?

Divorce

When couples get divorced, figuring out how much their house is worth is really important. It helps them split things fairly, especially if one person wants to keep the home and pay the other for their share.

Bankruptcy

When someone files for bankruptcy, the court often needs an appraisal to find out how much their home is worth. This helps decide what happens to the house and other belongings.

Pre-Listing

Before selling a home, a pre-listing appraisal helps figure out how much it’s really worth. This is useful for setting a fair price, especially if the home is unusual or the market keeps changing.

Pre-Purchase

Before buying a home, it’s smart to get an appraisal to make sure the price is fair. If you’re using a loan, the bank wants to know the home is worth the money they’re lending.

Estate-Date Of Death

An Estate-Date of Death appraisal is required to establish the fair market value of a decedent’s real estate as of the day they passed. This valuation is essential for probate, estate tax filings, and determining the cost basis for heirs.

For Sale By Owner

If you’re selling your home without a real estate agent (called FSBO), getting an appraisal helps you set a fair price. Without expert help, you might ask too much and scare off buyers—or ask too little and lose money.

Insurance Appraisal

An insurance appraisal shows how much it would cost to rebuild or fix your home using today’s prices. It’s often needed when buying or updating insurance, or when there’s a disagreement after damage.

Removal Of PMI
